Access statement for The Shippen

Introduction

The position here is very special with lovely moorland views. The Shippen attracts many of our regular customers who love its spacious open plan interior with a large galleried bedroom/sitting area upstairs and outside the sheltered and private, enclosed patio. On the ground floor there is one internal step, but apart from this the sitting room/second bedroom, bathroom and kitchen/dining room are on one level so could suit a group of visitors including one or two members who did not wish to climb stairs. However it is an old building with inevitably some limitations with regards to access and with irregularities that mean all measurements below are only approximate. Arrival and car parking facilities

* Car parking . There is space for 2 cars immediately outside The Shippen and more space may be available by prior arrangement. The car parking area is partially cobbled and partially concreted. It is fairly level, but care needs to be taken especially walking over the cobbles.
* The Shippen may be entered up a step (width 87cm, height 18cm ) and through a door (width 87cm, keyhole 94cm high) from the cobbled yard.
* Alternatively The Shippen may be entered from the other side through the enclosed patio. There is a gate (width 88cm with low step 4cm high) into the patio and then a door (width 85cm, keyhole height 82cm, small step 4cm high ) into The Shippen.


Inside The Shippen

Accommodation is on two floors: kitchen/dining room and living room/second bedroom and bathroom downstairs and main bedroom/sitting area with TV upstairs.

The Stairs

Stairgates are permanently available at the top and bottom of the stairs. The stairs turn through 90 degrees at the top and have open steps. Tread min 25cm, rise max 20cm, width min 75cm. There is a stair rail on one side.

Laundry

There is no washing machine or tumble drier, but use of the owners’ machines in the farmhouse next door is easily arranged.

Main bedroom (accessed directly from the top of the stairs)
* Double bed – 4ft 6in.
* Bed height 48cm floor to top of mattress.
* Standard two-seater sofa, arm chair, TV with dvd player
* Wooden floor boards with three rugs
* Wooden balustrade (height 92cm) over looking kitchen/dining room (it is important that visitors with young children do not allow furniture too close to the balustrade that could enable children to climb over).

Sitting Room/second bedroom (accessed from corridor downstairs)

* Substantial bunk beds 3 ft wide (arranged vertically or as 2 singles) supplied on request
* Bed height 52cm and 127cm floor to top of mattress
* Carpet tiled floor with also a large rug
* Standard lamp, two small lamps, two bedside/coffee tables
* Standard two-seater sofa and TV may be connected here instead of upstairs
* There is wide access to this room with a floor to ceiling large curtain separating it from the corridor which is also carpet tiled with a rug.

Bathroom & WC (accessed from corridor downstairs)
* Door width 63cm
* Bath (length 160cm) with flexible shower over with horizontal hand rail to the left of the bath and shower controls. Bath height is 56cm.
* Toilet seat height 45cm
* Flooring is quarry tiles

Large Kitchen/Dining area

* Kitchen open plan with dining room
* Internal entrance from corridor up single step 85cm wide 22cm high
* Worktop height 91cm.
* Electric cooker with top oven door hinged on the lower edge, height of lowest shelf 72cm, Bottom oven door is hinged on the left.
* Hob is 93cm high and halogen
* Sink is 91cm high with cupboards underneath
* Flooring is quarry tiles
* Fridge with small freezer, highest shelf in fridge 47cm
* Pine table height 73cm, length 213cm
* Six chairs with seat height 44-46cm
* There are two exit/entrance doors already mentioned above (see arrival section)
* Oil fired Rayburn now largely redundant with new log boiler central heating.


Outside The Shippen

Grounds and Gardens

* On the south side of The Shippen is an enclosed patio with garden table and chairs for the exclusive use of The Shippen visitors. The ground is paved with paving slabs. There is a raised bed on one side of the patio.
* On the north side of The Shippen is a grassed cobbled area where visitors may park their car(s).
* The parking area already mentioned is immediately adjacent to The Shippen and is off the road. If the road gate is shut there is no easy access off the site although the hedges are not completely animal/children proof.
* There are farm buildings on site which are separated from the visitors’ area by gates or large metal doors. Visitors are not allowed access to these buildings.

Additional Information

* Good mobile phone reception is usually obtained from The Barn’s garden area or in the lane by our entrance, but not inside The Shippen.
* The procedure for the evacuation of The Shippen in an emergency is in the visitor file and will be explained upon arrival.
* The Shippen is for non smokers only. Smokers are requested to smoke outside.
* A record is kept of regular checks that are carried out on possible causes of fire.

Future Plans

* We will remove a pile of stones in front yard when the conversion of the ‘long barn’ into a third holiday unit is completed.

* We are pleased to have now installed a wood boiler to significantly reduce our carbon footprint and to have signed up to The Dartmoor National Park green charter. We also collect methane gas from our septic tank for our own cooking! We are now wanting to investigate further ways to ‘green’ our premises and would welcome any suggestions on this or other improvements.
